Santa Barbara, Hope Ranch
Most of beach front in the city of Santa Barbara is reserved for restaurants, parks, and other public uses. That said, the elevated Western section of town, known as the Mesa, has dozens of homes that are bluff front, some with paths down to the beach. Beyond the Western edge of town is Hope Ranch, one of the most highly-sought communities on the West coast. Most homes in Hope Ranch feature several acres of property, and a few are ocean front. All Hope Ranch residents enjoy various amenities, including gated beach access.

Montecito and Summerland
Homes on the beach in Montecito are some of the most desired properties in California. A number of properties on Montecito's Fernald Point have sold in excess of $20M. Bluff front properties on Channel Drive also sell in that price range, while the smaller homes on the sands of Miramar Beach tend to be considerably more affordable. To the Southeast of Montecito, Summerland has a handful of bluff front estates with private pathways down to Summerland Beach.

Goleta, Northwest Areas
To the North and West of Santa Barbara is the city of Goleta and the Gaviota Coast. Goleta has a number of bluff front homes, most of them located near the campus of UCSB in the community of Isla Vista. Further West is the Gaviota Coast, featuring several large ranch associations. One such association is El Capitan. Another is the famed Hollister Ranch. A few individual ranches along the Gaviota Coast feature hundreds of acres of land and are some of the most prized pieces of coastal real estate in the world.

South of Summerland
South of Summerland, but North of Carpinteria, are a number of famous beach communities, including Padaro Lane, Sand Point, and Sandyland. Many of these neighborhoods are gated, and all are highly-prized. Padaro Lane in particular is home to a number of celebrities, with some of the homes there selling for over $20M. Most of the homes in these communities are directly on the sand, offering unparalleled access to the California beach lifestyle.

Carpinteria, Rincon Point
Home to "The World's Safest Beach", Carpinteria is a resort town about 15 minutes South of Santa Barbara. There are dozens of homes in Carpinteria located directly on the beach. The town features natural attractions including tar pits, a state beach, salt marsh preserve, and a Harbor Seal preserve. To the South of Carpinteria is the small beach community of Rincon Point. Rincon Point is world famous for its ideal surf conditions, and has been featured in several songs and movies.

Northern Ventura County
Rincon Point is on the Ventura County line. 15 minutes to the South of Rincon Point is the city of Ventura, and along the way are a number of small beach communities. These include Mussel Shoals, Rincon Beach, Seacliff, Faria Beach, and Solimar Beach. Many of these homes are priced at a fraction of other ocean front properties, and are still within 30 minutes of all the culture and events of downtown Santa Barbara.
