Santa Barbara West, North
Several neighborhoods on the West and North sides of Santa Barbara offer houses with superior ocean views. These neighborhoods include the Santa Barbara Mesa to the West of town, parts of the Bel Air community, and San Roque to the North. Some of the best views of the harbor and Southern coast line are from homes overlooking the West side of town. These homes also have quick access to the restaurants and shopping of downtown Santa Barbara.

Santa Barbara East, Riviera
The mountain ridge on the East side of Santa Barbara is the Riviera, and it is famous for estates with stunning ocean views. Before Montecito became the home of the rich and famous, the Upper Riviera of Santa Barbara was the place for celebrities to live. The hills are still dotted with grand estate homes, some dating back 100 years or more. Ocean view communities on the East side of town include Eucalyptus Hill, Lower Riviera, Upper Riviera, and parts of Mission Canyon.

Montecito
Montecito appeals to many people in many ways. Besides offering tranquility and relatively large parcels of land, the hills of Montecito feature more ocean view estates than any other single community in the area. A large percentage of the estate homes in Montecito have at least partial ocean views, and many of them have spectacular vistas. An average home in the 93108 zip code of Montecito is actually valued significantly higher than an average home in the 90210 zip code of Beverly Hills.

Hope Ranch
Hope Ranch is an association of ranch parcels just to the West of Santa Barbara. The community features 24 hour security, tennis courts, a golf course, miles of hiking and riding trails, and private, gated access to the beach. Most estates in Hope Ranch are just as prized as the estates of Montecito. In addition to all the nature and serenity, many Hope Ranch homes enjoy a view of the ocean. Some of the estates near the bluff have absolutely spectacular views of the ocean.

Goleta, Northwest Areas
Beyond Hope Ranch to the West is the city of Goleta. Beyond Goleta is the Gaviota Coast. Goleta has a few neighborhoods with ocean view homes. Homes located in the mountains to the North of Goleta often have impressive views. The Gaviota Coast is much less dense, with most of the properties there being large ranches and grand estates. The most famous ranch along the Gaviota Coast is probably the Reagan Ranch, where president Ronald Reagan would often vacation and greet foreign dignitaries.

Summerland, Carpinteria
To the Southeast of Montecito is the small town of Summerland. Further to the Southeast is the City of Carpinteria. Summerland was built almost entirely on a single hill overlooking the ocean. That being the case, nearly every house in Summerland has an ocean view. The foothills behind Carpinteria also feature some fantastic vistas. In particular, Carpinteria neighborhoods of Shepherds Mesa and Rincon Mountain have many homes with nearly panoramic views up and down the coast.
